RPPB RECOMMENDS APPROVAL OF THE JUNIPERS

After thoughtful discussion and community testimony, the Rancho Penasquitos Community Planning Group voted to recommend approval of The Junipers in an 8-5 vote (plus 3 abstentions). Their recommendation came with the caveat that a second roundabout is re-added at the Cuca Drive and PQ Drive intersection. Currently, there is no consensus around this issue amongst board members and the community. The EIR for The Junipers includes a traffic signal at this location.

With this vote, The Junipers can progress to the City of San Diego Planning Commission!

SHARE YOUR CONCERNS ABOUT THE JUNIPERS: On April 29 starting at 9 a.m., the San Diego City Planning Commission will hold a virtual public hearing to recommend to the City Council approval, conditional approval, or denial of an application for the development of The Junipers, Lennar`s proposed project featuring 536 homes and apartments. If approved, Northeast Rancho Penasquitos could go from 1,400 to over 3,000 housing units “ with existing 1980s infrastructure – because of high-density development in our area.

WHAT: With the proposed plan for The Junipers, we should all be concerned about fire evacuations, traffic congestion, danger due to one exit, air, and noise quality, aesthetic impacts, loss of green space and so much more. Please join us in voicing your worries and fears at the hearing. 

HOW: You can submit comments in writing”up to 200 words”to the commissioners prior to the hearing, and/or speak live at the hearing. Please see the Planning Commission website for instructions: https://www.sandiego.gov/planning-commission

The Junipers is envisioned to be an age-qualified residential community exclusive to those age 55+. In response to our neighbors, the following improvements are included for the benefit of the Glens neighborhood:

  1. New public park
  2. 2.5 mile Social Loop
  3. Basketball and Pickleball Courts
  4. Mobility zone for improved pedestrian and bicycle circulation
  5. Traffic calming measures on Peñasquitos Drive
  6. On-site and off-site improvements to emergency egress
  7. 15% on-site Affordable Housing for low-income seniors
  8. Drought tolerant landscaping
  9. Dog park
  10. A mix of architecture complements the surrounding Glens neighborhood and does not impact adjacent homeowners’ views.
